How do you screen and qualify prospective tenants?

Typically landlords do not ask for references for vacation rentals. However, if the homeowner requires, we can request them. Our collective years of renting properties has given our agents the experience needed to match the right tenant to the right home, and we make sure all funds are paid in full and cleared prior to the tenant occupying your rental home.

How much should I charge for rent?

If the homeowner needs advice on setting a rental rate, the rental listing agent will look at the comparable rental properties in the area and collectively come to a proper rental rate with the homeowner.

What items do I need to have available for tenants?

The rental home should be completely and comfortably furnished and equipped with everything one would expect to need on vacation. For a complete list, click on this pdf.

Can I limit the number of people who will be staying at my property; do I have to allow children?

You can limit the number of people staying in your home bearing in mind the capacity of your septic system. Familial Status is a protected class in Massachusetts meaning that you cannot discriminate against families with children.

What are my liabilities as a landlord for a summer rental, do I need more or different insurance?

Landlords may have enough coverage under their existing homeowners insurance but should consult with their insurance agent prior to listing their rental home.

Should I let them use the kayak, bicycles, and other things we use to enjoy summer? Does giving them access to these things increase my liability?

Typically we don’t recommend landlords allowing tenants to use such items because liability. But again, it should be discussed with your insurance agent.

Who handles the cleaning and upkeep on the house during and after each tenant?

The landlord and/or rental agent coordinate the interim and departure cleanings, and typically the tenant is responsible for the costs for such cleanings. However, some owners choose to build the cleaning cost into the weekly rental rate.

What if I know or suspect I have lead paint in my house? Can I still rent, to a family with children?

You can, provided the rental period is less than 31 days, there is no peeling or chipping paint, and all parties have signed the Massachusetts Short-Term Vacation or Rental Exemption Notification form.

Do you check the house before the tenant arrives and after they leave? What other services do you provide?

Typically our rental agents check the house before and after a rental. We also rely on the cleaners to be our extra pair of eyes because they may notice the fine details as they are cleaning the home.

What should I do to get my home ready, should I remove all my valuables; antiques, paintings, china…?

We encourage owners to provide tenants with a welcome letter or book that gives the tenants all the idiosyncrasies of the home. Rule of thumb is anything that has irreplaceable value (sentimental or monetary) should be removed or locked in an owner’s closet.

All drawers, closets, and medicine cabinets should be empty of all personal effects.

How is the security deposit handled? How much do we ask for, who holds it, who decides if it is returned to the tenant?

The security deposit is collected at least 30 days prior to occupancy. The usual amount is 10% of the rental income unless otherwise specified by the landlord. Viewpoints holds the money in an escrow account until the landlord notifies us that all reimbursements (if any) have been accounted for.


I have heard there is a tax exemption if you rent for 2 week of the year only, can you explain if this is true, what this is?

A landlord can rent their home for up to 14 days per year and collect the rent without it being considered taxable income. It is recommended that landlords consult with their accountant regarding deductions and other questions related to their rental home.
